What Actually Happens Between 'Under Contract' and Closing Day

Getting an offer accepted feels like the finish line. It isn’t — it’s closer to the starting gun for the part of the process most buyers know the least about. Here’s what’s actually happening in the weeks between “we have a deal” and the day you get keys.

The option period comes first

In Texas, this is the window where your inspection happens and you have the contractual right to walk away for any reason, minus a small fee. It’s short — often just a handful of days — which is why lining up your inspector before you’re even under contract is worth doing if you’re actively bidding on homes.

Your lender takes over next

Once you’re through option period, the file moves to underwriting. This is where your lender verifies everything about your finances and the property itself — appraisal included. This stretch can feel quiet from the outside, but it’s when most of the real work is happening. Respond to any document requests from your lender quickly; delays here are one of the most common reasons closings slip.

The appraisal is its own checkpoint

The lender orders an independent appraisal to confirm the home is worth what you’re paying. If it comes in at or above the contract price, this step is a non-event. If it comes in low, it opens a separate negotiation — and it’s worth having a plan for that conversation before it happens, not during it.

Final walkthrough, then closing

A day or two before closing, you’ll walk the property one more time to confirm it’s in the condition you agreed to and that any repairs were completed. Closing itself is mostly paperwork and a wire transfer — by the time you’re signing, the real decisions have already been made.

The honest timeline

Most contracts in this market run 30 to 45 days from acceptance to closing, assuming nothing unusual comes up with financing or the appraisal. Knowing that going in makes the whole thing feel a lot less mysterious.

If you’re getting ready to make an offer and want to know exactly what to expect for your specific situation, let’s talk before you’re in the middle of it.
