How to Actually Read the Fort Worth Market Right Now

Every few weeks I get some version of the same question: “is it a good time to buy?” or “should I list now or wait?” The honest answer is that Fort Worth doesn’t move as one market — it moves as a few dozen smaller ones, and the headlines you see nationally rarely tell you much about your specific street.

Here’s what I actually tell clients to pay attention to instead.

Days on market, not list price

List price is a starting point, not information. What tells you more is how long comparable homes are actually sitting before going under contract in your specific area. A home that’s priced right for its block usually moves in a predictable window; one that’s overpriced sits, gets a price cut, and often sells for less than it would have at the right number from day one.

What’s happening within a half-mile, not across the metro

DFW-wide market commentary is useful for context and useless for pricing your house or making an offer. Two homes ten minutes apart can be in completely different micro-markets depending on school zoning, lot size norms, and what’s been renovated recently. If someone’s giving you a number without walking your actual street, take it as a rough estimate, not a plan.

Inventory relative to your price band

“Low inventory” gets said about the whole market, but it’s rarely true evenly across every price point. Starter homes and top-of-market listings often behave completely differently at the same time, in the same city. Know what’s happening specifically where you’re buying or selling, not what’s happening in general.

The real question underneath all of it

Most of the time, “should I buy or sell now” isn’t really a market-timing question — it’s a life-timing question. Are you ready, does the math work for you specifically, and is the home (or the offer) right for what you actually need? The market will always have an opinion. It shouldn’t be the only one you listen to.
