The Inspection Items That Actually Kill Deals

Every inspection report reads like a horror novel if you don’t know what you’re looking at. Fifteen, twenty pages, half of it photos of things that look alarming but are completely normal for a home’s age. The skill isn’t reading the report — it’s knowing which sections actually matter.

What usually doesn’t derail a deal

Minor electrical quirks (a few outlets without GFCI protection in older construction), cosmetic drywall cracks from normal settling, and dated-but-functional HVAC systems are common in Fort Worth’s older housing stock and rarely change the outcome of a negotiation. Buyers who try to renegotiate over every line item usually lose credibility with the seller — and sometimes the house.

What usually does

Active roof leaks, evidence of past or current foundation movement beyond what’s typical for the area, galvanized or older plumbing that’s failing, and any electrical panel with known safety recalls tend to be the findings that actually reopen negotiations or end them. These aren’t about age — they’re about whether the system is doing its job safely right now.

The middle ground: things worth a second opinion

HVAC units near the end of their expected life, foundation notes that mention “monitoring recommended,” and older roofs that pass but are clearly aging — these are the findings worth bringing in a specialist for before you decide how hard to push. A general inspector’s job is to flag; a foundation engineer’s or roofer’s job is to tell you what it actually means and what it would cost to address.

The real question

An inspection isn’t there to give you a reason to back out of a good house — it’s there to make sure you know exactly what you’re buying. Most findings are just information. A few are actually decisions. Knowing the difference is what keeps a good deal from falling apart over something that was never a real problem.
